How Much is My House Worth?

I was looking around my home the other day thinking about the life we have built. Last year I redecorated all of the bedrooms in our home, starting with our bedroom, but there still always seems to be something to do.

When I was walking around my house I started to wonder how much my property is worth and if the work I have done has improved its value. Although I am not looking to sell, it is always nice to know that your home is a good investment and increasing in worth.

I had a think about what makes a property more valuable and I think our home stacks up quite well.

Property Potential
In a previous post, I wrote about my desire to extend our home. We are lucky enough to have a big garden, so our property has the potential to extend the living space. Also, one of our neighbours has already had an extension which means it is highly likely that similar work would be given planning permission on our home.

Kitchens and Bathrooms
Kitchens and bathrooms are always important to buyers because they can be very expensive to renovate. Thankfully, our bathroom was redone only last year and the kitchen fitted when we moved in, but it is neutral and of high quality so still looks great. So that is two big ticks for our home!

Outdoor Space
Because we have children, when we were looking for our current home we knew that having a lot of outside space was essential. We have a lovely large garden that is perfect for our children and would appeal to other families, too.

Interior Design
As I already mentioned, I went on a bit of an interior design mission last year and redecorated the bedrooms. The house is modern and up-to-date with decor that I think would look great in estate agents photos.

Location
When anyone looks for a house, I think the biggest priority is always the area. For me, I looked at how safe the neighbourhood is and how good the local schools are. I think our family home ticks all the boxes in terms of location.

When looking at this checklist I think our house weighs up well but the only way to really find out how much my house is worth is to get a property valuation. However, the housing market has started to pick up again after the recession, so I would hope that our home would be worth more.
